Good Monday morning to ya!

I just got back from my morning walk with Apollo. We had quite a treat when we stepped out the front door @ 5:10 . . . COOL (@ 70) and CLEAR and not too humid. We both rejoiced and enjoyed a brisk 2 mile walk and for the first time in a few months returned non sweaty and refreshed.

Apollo was wet . . . he dove into a sprinkler.

Got me thinking.

One thing we absolutely cannot control is the weather. (as if we can really control ANYTHING)

The weather does what the weather does.

All we can really do is anticipate (predict) the weather and RESPOND accordingly by dressing appropriately . . . or changing our plans . . . or creating contingency plans.

We all have done just fine dealing with the weather for however many years we have each been on this planet.

Certainly the weather is significant in our lives because it tends to be the first thing folks talk about before getting down to business.

Speaking of business . . . and weather.

The business climate has it’s own weather cycles and patterns . . . and is equally uncontrollable (although many politicians believe differently). The business climate happens . . . and we respond best we know how.

JOBS and REAL ESTATE SALES!

It seems to me that when the economic weather gets rough, the 2 sectors of the economy that get the most attention by the press are jobs and real estate sales. Real Estate sales affect jobs because home construction and improvement might be the last hold-out of manufacturing in the USA.

Manufacturing houses (for the most part) has to happen on US soil.

The Nashville Business Journal published an article last week that caught my attention. The title proclaimed that more than 40% of corporate executives are dissatisfied with their jobs and intend to abandon their positions at the end of the summer break.

REALLY?

WHY?

There were a litany of reasons:

Distrust in Leadership

Not compensated as originally promised

Lack of Corporate VISION

“Don’t like” their boss

Boss takes credit for their accomplishments

and the list goes on . . .

If they all quit, where will they work?

Will this exodus from corporate executive jobs increase the National unemployment figures?

I think not.

Many of these executives will “go it alone” and spread their entrepreneurial wings. They will likely shift to other industries . . . or create new companies to support the industry they know best.

Interestingly, I have seen a decent flow of these kinds of folks flowing into the Real Estate industry as investors or Real Estate Sales professionals or developers.

Guess what?

For most of them, it’s like ducks to water . . . they hit the pond swimming and tend to do quite well.

Why?

They know how to do business and succeed in any economic climate.

Speaking of launching new businesses . . . I have noticed all of these trends and am well aware of the weather out there . . . and believe that NOW is the PERFECT time to launch a new and fresh Real Estate firm here in Middle Tennessee . . . a firm that understands and caters to serious PROFESSIONALS . . . people who are interested in PERFORMING at a high level and succeeding.

We are in the final stages of launching this firm . . . securing investment capital and a very strategic location for the office . . . and beginning our search for talent and motivated professionals with vision to join us.

We believe that NOW is the PERFECT time to start something new.

Thanks to the weather

Now is a wonderful time to buy real estate (rates are crazy low and values are reasonable) and an equally wonderful time to sell (we just listed a home and sold it in 5 days) and would love to talk with you or anyone you know about your opportunities in this real estate market climate whether they be a home or an investment property.

Enjoy the weather this week . . . the weather man says it’s gonna be cooler

I’m just sayin’

Best,

“back to school” means a lot of things for a lot of people and families.

For parents it’s almost certainly ALWAYS a surprise . . . Just seems to creep up on us unexpectedly (with the possible exception of those phenomenal few human beings who somehow never seem to lose a grip on their calendars).

We’ve all been juggling kids and work and vacations and holidays for the past 12 weeks.

WHEW!

We squeeze that final vacation in at the last minute . . .

and then the mad dash to the finish as we realize that it is now time to get school supplies, register, fill out 142 sheets of paper for each child (writing our home address and telephone numbers a minimum of 12 times during the process) . . .

all the while corralling our kids into quiet places and away from TV and computer to complete their summer reading.

There’s always that tumultuous 48 hours just before learning what teachers they will have . . . and that chaotic drive over to the school @ 5PM on the eve of the 1st (1/2) day of school.

The children talk to each other about the teachers . . . They know who they want . . . and they think they know why.

“That teacher is MEAN!”

“That teacher is STRICT”

“THAT teacher gives LOTS of homework!”

I want HER because she’s NIIIICE!

and so it goes . . . the home room lottery.

Metro Nashville schools teased all of us by having a Thursday 1/2 day as the first day – then off Friday (Long week end on the first week of school) with full classes beginning on Monday. That worked out OK because it gave a few more days to work the kinks out of getting the right supplies.

Today is THE day we move into the new school routine.

This means waking up early and having a real PURPOSE – making lunches, getting dressed, gathering books . . .

and sadly for the kids . . . the end of TV and recreational computer time on week days.

For us adults?

I like the solid and predictable ROUTINE that begins today. I can now go back to using my CALENDAR with some level of certainty that I can commit my time during the day without random conflicts.

Interestingly, though, I realized this morning that we will not be less busy now that school is in session . . . because now we have after school activities . . . PTO meetings . . . Parent/teacher interactions . . . homework help with the kids . . .

We will just be “different busy”.

After all . . . our primary functions as parents (Human adults with children) are to serve our children well such that they are well prepared to take the reins and become responsible and productive adults (and likely serve their own children well).

and so it goes . . . If you’re a parent, these are the years to PERFORM in your service to your children . . . BE their limo driver . . . their concierge . . . their provider of housing and food and clothing . . . and their example of good character, manners, and responsibility.

Do this right, and they’ll return the favor when we all get old and tired and feeble . . . After all . . . didn’t we have children such that they will take care of us through our final years?

Coffee cup is empty . . . but final thought . . . Our children ARE our future. THEY are the ones who will (sooner than any of us really want to admit) be the LEADERS in our society and bear the responsibility to preserve and protect our freedom and well being.

I’m just sayin’

Time to “Start the Blender” (wake the kids up) for the first day of school.

Best,

b

Do you buy a house by the pound?

That’s a trick question . . . A “Pound” in real estate lingo really is a “Square Foot” . . . and technically, a square foot doesn’t tell you a whole lot about the house . . . It’s just a measure of finished, heated living space in a house.

In some markets (Atlanta), square footage is not even quoted in their listings. Here in Nashville, it is.

What’s the big deal?

Sometimes Square Footage offers a competitive advantage as in: “You get more for your money by buying this house because it’s only $106.23 per SF while others in the neighborhood have sold for $125.32 per square foot.”

What it doesn’t say is that those other sales were smaller houses.

There are other things that this square footage conversation over-looks . . . Like the “usability” of the square footage . . . or what living areas might be present that technically don’t count as square feet because they’re finished but not heated . . . or not finished but usable . . . or tons of storage space etc etc etc.

We just listed a remarkable house in the oh-so-desireable Bellevue neighborhood Traceside in Bellevue . . . Just a short hop to The ever famous Loveless Cafe . . . Near new schools and new shopping . . . and a straight shot to Nashville.

501 Leonard Ridge Court – Traceside – Nashville, TN 37221

This house happens to be the best of all worlds . . . especially when it comes to square footage and how it compares to other houses in the neighborhood.

By the pound (Square Foot), it’s clearly the best buy . . . and it is also the largest (over 3500 SF) . . . and it is meticulously up-dated and maintained by an owner who had no notion whatsoever of moving any time soon . . . but life happened . . . and now the new Buyer will benefit.

Here’s what I mean by what you cannot know simply by knowing the square footage of this house.

The 3500+ SF doesn’t tell you:

. . . that there’s a 14′x20′ FABULOUS covered deck (only a few months old) built by The Porch Company

. . . that there’s a REALLY cool play space for the kids finished under the front stair case – the space that (in most houses) gets used as a vacuum closet or “collect all” space.

. . . that there are 4 (FOUR) separate walk-in attic spaces from the bonus room for storage.

. . . that there are 5 (FIVE) bedrooms and 3.5 baths

. . . That the roof, Heat and air systems, tankless gas water heater . . . all recently replaced.

. . . That the kitchen is wide open and beautifully up-dated with granite counters, custom tile back splash, big pantry, double ovens (1 is convection)

The price?

$359,877

Why will most Buyers see this house as such a GREAT value?

Click here to see a little “no-haggle pricing” perspective

If you’re in the market for a great house in West Nashville under $400,000, THIS one is worth a look.

But you better contact us quickly . . . I think it’s gonna sell soon.

I’m just sayin’

You traveled all day to get there (Convention or vacation).

Somehow you’ve survived the flight delays, the traffic snarls, and the fatigue that just comes with travel . . . and you have managed to preserve your sanity through frequent short bursts of meditation.

The only thing you want now is a clean and fresh hotel room with a comfortable BED.

As you drag your suitcases towards the check-in counter at the hotel, the clerk notices that you are frazzled and decides to do something nice for you (because the hotel is not full and she can) and warmly welcomes you and gives you the great news that she is going to upgrade your room to a suite on the 9th floor . . . over-looking the OCEAN instead of the 3rd level garden view you had reserved.

What goes through your mind?

Perhaps gratitude and some level of excitement at your good fortune.

It’s what doesn’t go through your mind that might be worth considering,

Like . . .

How fast are the elevators?

and

Are there enough elevators to serve everyone in the hotel?

I’d trade a garden view for an ocean view in a New York Minute if it means I don’t have to spend 1/3 of my time waiting for and riding elevators every time I need something from the room.

At that moment while checking in, there’s not time for checking the speed and availability of the elevators so I exercise some blind faith and agree to the up-grade.

This is a roll of the dice because some hotels have woefully inadequate elevator service . . . while others somehow are able to provide “smart” elevators that always seem to be available on the floor YOU would like to leave and travel quickly and smoothly.

What’s it cost a hotel to equip itself with Fast (and smart) elevators?

What’s the opportunity cost of NOT having fast/smart elevators?

I know that if I were seeking a facility for a large event . . . or the vacation of a lifetime, I probably wouldn’t think much about the elevators until I got there . . . and elevator speed alone could easily make or break the experience.

So . . .

Just as that BP Station in Georgia captured my attention and my business with a simple billboard that said simply: “CLEAN RESTROOMS – EXIT NOW”.

How might the hotel benefit by adding “FAST & SMART Elevators” prominently to the marketing materials?

What’s the “fast elevator” in your business?

Are you bragging about it?

Effective Marketing isn’t just a bunch of yelling at the general public hoping g to catch their attention . . . It’s more about knowing what your “fast elevator” is . . . and bragging about it.

This post was inspired by my family’s recent stay at The Marriott Marco Island, FL where the elevators are indeed FAST . . . and SMART!

I’m just sayin’

Best,

b

Here in Middle Tennessee, I serve the needs to Residential Home Buyers and Sellers impeccably . . . and I’m one of the Vital Few NATIVE NASHVILLIANS who REALLY knows this city

Good morning!

Are you enjoying this blistering HOT weather?

As I was leaving Hart Hardware with some new toilet innards, I glanced at the Marquee – 97 Degrees . . . then at my clock – 12:17 . . . YIKES!

At that moment I committed myself to be sequestered INSIDE and decided it would be a day for tackling odd jobs around the house.

My eye is ALWAYS on the business environment both Locally and Nationally . . . Looking for trends and “behaviors” such that I can appropriately represent my clients. I know that, in many ways, the Real estate market serves as a very strong indicator (and influencer) on the economy as a whole. More houses selling leads to decrease in inventories and creates a healthier environment for builders to get back to building . . . Which creates JOBS.

I know that is over-simplistic, but it’s where my brain goes.

Not a day goes by that I don’t encounter a person who (knowing I and Debbie are both REALTORS) asks in a quiet and careful tone: “How are you doing? How is the real estate market? Is anything selling? ”

Almost always, my answer is: “REMARKABLE!”

The market is what we make of it. There are MANY reasons to be buying and selling real estate these days. Historically, real estate investments have been the most solid investments ANY investor could make. Sure! you can find lots of folks who have lost money in the real Estate market, but that’s not the market’s fault . . . It’s all about timing and not letting yourself get backed into a corner.

SO . . .

THIS market is ALL about PATIENCE, ENDURANCE, and the ability to SPRINT.

The people gaining the most traction in this market are the ones who very patiently watch the market and get to KNOW the houses that are available and their values. These folks exhibit PATIENCE by restraining their impulsive tendencies.

Once they KNOW the market, ENDURANCE becomes essential. The real winners are the ones who have the sticktoitiveness to stay in the game until the right deal shows up.

Any good Boy Scout or Girl Scout knows that BEING PREPARED is paramount. For Sellers, this means being ready to move at a moment’s notice . . . not slowed down by things they can “control” . . . Like arranging a place for an interim move . . . Just in case. For Buyers, it means having ALL ducks in a neat little row regarding financing. The Buyer with iron-clad financing and down-payment readily accessible will win every time . . .

BECAUSE . . .

In this market when the “right” deal shows up, we KNOW that there are other folks watching for that same “right” deal . . . It’s time to SPRINT! If Buyers and Sellers aren’t in a position to seize the opportunity, someone else will swoop in and grab it.

So . . . I believe this “formula” works for most folks who are in ANY kind of business in this economic environment, and it’s not just about THIS market . . . It’s decent guidance for ANY market conditions.

We all just forgot a lot of this when the market was so good that if you were breathing you were making money.

Finally . . . I am currently in final phases of launching a new real estate firm here in Nashville. This firm will cater to REALTORS interested in achieving high performance . . . and thereby will be geared to provide our clients the ultimate in service. The concept is developed . . . and we already have several agents excited about joining us . . . We are now seeking “Start up Capital”. We expect to launch this company in August. Holler at me if you’d like to learn more.

Coffee cup is empty . . .

Hoping you have a great week.

b

Because most of my writing is “Political Neutral”, I’m stepping a bit out on a limb with this one . . . But I think these are important times for us all.

Regardless of anyone’s politic persuasion (Left, Right, Center, Tea), I cannot imagine there’s ANYONE out there who is just ecstatic about the group of politicians that currently hold public office.

With that in mind, I am noticing quite a movement towards “out with the old and in with the new” . . . and this really isn’t about Party allegiance . . . It’s all about the simple truth that doing the same things (keeping the same people in office) is yielding the same results – A SLOW GOVERNMENT with more in-fighting than common sense.

I truly believe that very few of us are “getting our money’s worth” from the incumbents.

Thus the rise of a bunch of upstarts with great ideas and fresh energy to make some new things happen.

Bob Schwartz is a friend and REALTOR and is taking on one of those incumbants – Jim Cooper.

I will let Bob’s Blog and website speak for him (links below) and want to encourage YOU to VOTE – Have your say in this critical election.

Before you VOTE . . . KNOW the positions and differentiations of the candidates such that your choice is an INFORMED choice (not just a vote because of “name recognition”)

Bob Schwartz makes it easy to learn his platform – I hope you’ll take a peek.

And God Bless America!

I’m just sayin’

Good Monday morning!

Seems I learn more about life and business on the week-ends than I do during the business week. Perhaps it’s because there’s less clutter in my head when I’m not “in the fray” . . . So I have more space to think.

I also get to practice new and interesting skills . . . Things that pop onto the “to-do List” like painting rooms, installing shelves, hanging light fixtures, sundry plumbing projects, occasional forays into the dreaded crawl space, and the seemingly never-ending war with a whole parade of varmints and insects who randomly and very purposefully invade the house periodically.

While I’m exercising my brain differently (or not at all) doing more “mindless” activities, in some twisted way I’m always churning along thinking about what I can learn along the way.

The real comfort is that with every new skill I pick up, that’s one more thing I can farm myself out for if the “regular job” stops generating income

Here are some things I have learned:

Self help books don’t help me much. They’re too costly, and they always seem to end up becoming perpetual fixtures on the book shelf.

Internet “how-to” searching tends to confuse the hell out of me . . . too many choices, and they’re all engineered to extort money from me in some way.

so . . .

When it comes to “how-to”, I have discovered that I get the most palatable, no-nonsense advice from people who have done “this” before. I have a few friends who have a lot of experience doing a lot of things – They’re my first go-to.

Failing that . . . Those guys at the Ace Hardware (Hart’s) are my next stop . . . or Lowes or home Depot . . . Not necessarily to buy stuff but to talk with them about HOW – Techniques and tricks.

I learn sneaky stuff like snipping the end off an extension cord and hard-wiring it into the flood lights for a permanent solution for Christmas Light Power . . . By-passes the motion sensors and saves me from running 100 feet of extension cords.

We are painting Jessica’s room now . . . In a color only a teen would choose . . . a very BRIGHT green (on top of a light pink).

First thought is: “That’ll be EASY!”

Here’s what I learned:

PREPARE

Begins with color selection – Required several stops at various paint stores, acquiring samples to paint splotches on the wall . . . and several congressional sub-committee meetings.

PATIENCE

That process took weeks . . .

TOOLS

Buy the right stuff and don’t skimp on this part. If the person who’s gone before you tells you to buy 4 paint rollers and 3 brushes, BUY 4 paint rollers and 3 brushes . . . don’t skimp on ANYTHING when it comes to having the right equipment on hand BEFORE commencing the project.

If he advises you to get 1 gallon of tinted primer and 2 gallons of paint, BUY 1 gallon of tinted primer and 2 gallons of paint . . . lest you be standing in front of him head hanging in shame after completing 75% of the project and running out of paint.

Gather EVERYTHING needed . . . Screwdrivers, pliers, hammer, paint trays, drop cloths, rollers, brushes, caulk . . . EVERYTHING . . . before doing ANYTHING and “stage it” all in an out-of-the-way place but close enough for easy access.

Psyche yourself up . . . don’t bite off more than you can chew (Prime it this week end and paint it next week end) . . . BLOCK ENOUGH TIME such that you never have more than 3 continuous hours of work on that project (including set-up and clean-up). Be prepared to be surprised . . . You might actually HAVE to do that 3rd coat for a complete cover.

Take your time . . . If you’re under a strict time deadline, you’re gonna screw things up when you get close to the end.

As much as you want to . . . DON’T DRINK BEER while doing these projects. Even the simplest tasks (like putting together furniture that has “some assembly required) can lead to random cases of domestic violence when beer is involved.

Sing and have fun!

OK now . . . this message is longer than necessary (coffee is gone).

so . . .

Apply all of the above principles to everything you do personally and professionally and you might find yourself to be kinder and gentler than before.

I’m just sayin’

Hope you have a great week!

And remember . . . I’m standing by to help you or anyone you know thinking about buying or selling real estate (residence or investment) . . . Just contact me, and I’ll take it from there.

Thank you,

Oh!

I know . . . It’s Tuesday.

But I have a good excuse for being a day late this week.
Sunday morning, I drove down to Gulf Shores Alabama to attend the Jimmy Buffet & Friends concert and to help stimulate that economy . . . 40,000 other folks also came.

The concert was fantastic (Of course).

Jimmy Buffett offered this concert FREE – Made the tickets available on line and “sold” them all in @ 6 minutes.

Some cool things about this.

- Mostly, only people in his “tribe” even knew about the show.
- One purpose was to boost the community Spirits in the wake of the Oil Disaster which has affected every person there.
- Another purpose was to boost the economy by encouraging people to travel there and stay in hotels and eat at the local restaurants.
- This concert was not to entertain the locals . . . It was to bolster them during a tough time and let’m know they’re loved.
- The show was “storm delayed” a week . . . and 40,000 people adjusted their lives accordingly because that’s the way Parrot Heads roll.

Sure, Jimmy could have sold the tickets and given the proceeds to charity . . . but that would have partially defeated the purpose of the thing in the first place – Would have had locals (who couldn’t afford them) buying the tickets thereby accepting money from the very people in need and then giving a portion of it back . . . Then you gotta worry about how best to USE that money. Sounds a little like the way the government helps people.

That’s a quagmire.

the plan worked like a charm – Everyone showed up . . . from EVERYWHERE (Except a few of Jimmy’s guest performing friends who had other concert commitments). The hotels were FULL – The restaurants and bars were PACKED . . . Gulf Shores Alabama seized this bull by the horns and took full advantage of it.

After the show, we wanted some food and couldn’t find anything less than a 2 hour wait, so we decided on pizza from the small local place next door. I walked over and stood in line for @ an hour talking with folks. Many of them were locals because that’s where the locals go for pizza. Behind the counter was a fun loving guy and his wife making Pizza and hot dogs at a steady pace . . . serving one customer at a time . . . and serving them well – The pizza was fantastic. When the crowd thinned, I was there with a new friend – a “High End Stereo Installer” from the Bayou LA who was really suffering financially but found a way to use this show as a family vacation.

We had plenty of time to talk with the owner of the pizza place who was SO appreciative of Jimmy’s show . . . We talked politics and community and laughed when new customers (locals) stumbled in the door and ordered “Whatever you have left”

Next morning, we went to a local diner for breakfast. Lo and Behold, our pizza man was sitting there with his friends . . . We knew we had the right place. The food was great, and we got some quality “hang time” with our new friends.

I have a whole new respect and love for the good folks in Gulf Shores. It’s a 7 hour drive from Nashville. The beaches are beautiful. the food is great. the people are warm and friendly.

Why don’t you think about hopping in the car for a long week end before school starts back?

I’m just sayin’

Best,
b

OK!

I know it’s Sunday (not Monday), but I figure you’re taking a long week end anyhow, and you won’t know what day of the week it is.

HAPPY INDEPENDENCE DAY!

I hope you really have a fun and restful time with the folks you love today . . . and take a few moments to remember why we do this every July 4.

Thought I’d share my blog post from this morning

———————————————————————-
Man VS Mouse

We moved into a new house 6 months ago and LOVE it.
There IS a SINGLE “BUT”; though . . .
As a REALTOR, I have never really considered the thought that a house is really a human invention to keep what’s outside OUT so as to shield or protect what’s inside from whatever that outside stuff might do to make our lives less comfortable.
“Outside stuff” includes extreme heat or cold, Dirt, plants, rain, snow, sun, bugs, wild animals etc.
I believe there is one class of “Outside Stuff” that we MOST want to keep OUT that merits its very own niche category . . . VARMINTS!
Yep . . . Varmints are those furry little creatures who don’t understand the sanctity we humans hold for our houses . . . Squirrels, Chipmunks, Moles, raccoons, rats, MICE . . . THESE are the “Outside Stuff” who have decided that they are curious enough about what’s INSIDE that they will go to unbelievable measures to defeat any level of human blockades.
recently in our new house , , ,
A squirrel found his (or her) way inside the wall of our master bedroom at @ 2 AM – got scared because he/she couldn’t figure out to get out – and decided that the best course of action would be CHEW its way out . . . Thankfully (after 2 hours of chewing, the varmint must have found the path out . . . The chewing stopped and we are praying the darn thing didn’t chew itself to death inside our wall thereby create a future stench to deal with.
Another unknown animal decided to try to break into the house from underneath – got into the crawl space and began chewing (again underneath the Master Bedroom @ 2 AM). After a night of unsuccessful chewing, whatever it was abandoned the effort and left.
We have a rabbit – a pet – in a cage in the garage. He’s a friendly guy and has apparently made friends with an entire colony of MICE who come for visits after dark.
Initially, we were not all that concerned . . . After all, the rabbit deserves to have friends, right?
It was the mouse feces that was accumulating on the garage floor that caused me to decide it was time to wage war.
Don’T EVER underestimate the ingenuity and steel resolve of a colony of mice to run you out of your house should you choose to wage war.
These varmints are reproducing faster than we can exterminate them.
I spend a solid 30 minutes every day tuning up my mouse traps. I have 4 of them . . . 3 are near perfect precision with hair triggers that have caused trapped human fingers and toes . . . and one snap of a dog’s nose.
The mice invariably clean ALL of the peanut butter off the triggers of all of the traps every night . . . and I average 2 caught every night . . .
The amazing thing to me is that they just keep coming, and I have no doubt that they have learned to work together to attempt to defeat my attempts to defeat them.
We’ve got a lot to learn from these guys when it comes to have a SOLID commitment to go after whatever it is that you want . . . and to overcome any and every obstacle.
If you REALLY want something (success), start thinking like all these “outside stuff” varmints . . .
Develop clarity of purpose.
Ally yourself with others in Unity to work together towards that vision.
Innovate, create . . .
and
NEVER GIVE UP!
hmm . . .
Today is July 4 – Independence day for the United States of America
Weren’t we just a bunch of “outside stuff” for the Brits?
There you have it . . . our founding Fathers were just a bunch of people with clear vision who understood varmint warfare.
Thank God for that.
Hope you have a Happy and Safe Independence day and that you appreciate the “house” this great country provides for you.
I’m just sayin’
Best,

Good Morning!

It’s a National Holiday today – Jessica’s Birthday!

You know how “they” say: “It’s the journey . . . NOT the destination” that counts?

I believe there’s some real truth to that quip.

Last night, our daughters engaged in a very passionate (LOUD) verbal exchange which sounded a little like panic, fear . . . not knowing what to do.

I listened in.

Turns out the angst comes from figuring out what’s going to happen with the bus seating on the way to camp this morning because EVERY Monday morning is a new deal on the Camp Bus there are always some new friends interspersed with their “old friends” and where people sit is of critical importance for proper world order.

I asked why this merited so much attention, and their answer (in chorus) was: “The bus ride is the BEST part of camp” That’s the journey when they sing and talk freely and enjoy each other’s company . . . It’s a whole culture of its own because they are not grouped into subgroups by age or tribe . . . they are just tossed together into this crowded space for 45 minutes . . . and they make the best of creating a true adventure out of it.

I wondered quietly how we could create a “less expensive camp” that was simply a full day bus ride . . . but then I realized that part of it’s specialness is that it ISN’T the destination . . . It’s the JOURNEY . . . and journeys are ALWAYS chock full of fun and adventure.

This journey is when much of the “real work” of friend building and learning negotiation and strategy happens.

Just as in “real life” (as we adults might call it). In Open Space Technology, my Father says that it’s during the coffee breaks when the REAL work happens. Unstructured play opens the space for people who might not have otherwise engaged in conversation to find each other and discover like passion and commitment and willingness to take action (responsibility) and move things forward.

I know that for most (if not all) businesses, it’s those professionals who pay close attention to the PROCESS (the journey) that they develop for their clients that gives them the edge.

For sure in Real Estate Sales, a smooth PROCESS is ABSOLUTELY critical such that the transaction and all parties involved can reach the destination with some semblance of sanity . . . I hope you’ll keep an ear open for folks thinking about buying or selling a house in Middle TN and let me know so I can help them with their journey.

So . . . When you’re working ON your business, you’re paying attention to developing and fine tuning your process . . . and when you’re working IN your business, you’re practicing that art by leading your clients through your process towards THEIR destination . . . Feedback is necessary for process improvement over time . . . and it all leads towards reaching the respective destinations for all.

In some twisted way, I’ve decided that a coffee break of lunch with a friend is thereby an opportunity to work ON my business . . . a time to step out of my closed and structured business day and seek feed-back and ideas from others . . . in an unstructured play environment.

and so we journey forth.

Coffee Cup’s empty.

I’m just sayin’

Best,

b

PS – there’s a new Real Estate Firm in the making here in Nashville We’re loading up the wagons to start a fabulous journey . . . I’m excited about the ride.
